The buildings were initially constructed in the early 20th century, these buildings served as the headquarters for George J. Mason Ltd, a prominent grocery chain in the West Midlands. In more recent times, the site was owned and occupied by Sandhar & Kang (S&K), an Indian cash-and-carry firm, which led to the current name of the buildings. The facade of the S&K buildings (fronting Bradford Street & Birchall Street) are to be retained as part of the proposed residential scheme.

The surrounding area is mixed-use, with a number of residential schemes either built, or proposed, including Fabrick Square (a completed Seven Capital development), Digbeth One 2 (a scheme delivered by St Modwen) along with other schemes with planning including Connaught Square, Smithfield (Lendlease) and Smithfield Place, Smithfield Square and Smithfield House.

In addition, there remains many industrial units as well as food and beverage and leisure uses, including Roxy's, Ghetto Golf and The Custard Factory.

The Midland Metro extension will stop a short walk from the site at Digbeth High Street, providing even easier to travel into the city core.

This site has the benefit of full, implemented planning consent granted under planning reference 2019/04152/PA as amended by 2022/05545/PA.

Birmingham International Airport is located approximately 14 miles from the site and just a 9-minute train journey from New Street Station, which is just a 19-minute walk from the site. Direct train links
connect Birmingham Airport to Birmingham city centre running roughly every 10 minutes.
