The Accommodation:

The elegant principal residence is an ideal family home, situated at one of the highest points of the estate, enjoying wonderful views of the surrounding countryside and the Pyrenees. It comprises an open-plan kitchen/breakfast room, a formal dining room/drawing room, a family sitting room, and a utility room on the ground floor. Upstairs are four bedrooms and three bathrooms.

The secondary residence is perfect for close family and friends, or as an extension to the main house. The Vineyard:

The certified organic vineyard comprises 26.5 hectares of vines in production, located in a single block surrounding the house and cellars, primarily on southeastern and south-facing slopes, situated between 270 m and 320 m above sea level on predominantly clay/limestone soils. Approximately 75% of the vineyard is planted with Chardonnay and Pinot Noir, reflecting growing conditions that are similar to Burgundy. The remaining vineyards are planted with several aromatic white varieties, including Viognier, Sauvignon Blanc, Chenin Blanc, and Gewurztraminer.

The vineyard has an optimal maturity profile, with nearly 65% of the vines aged between 10 and 30 years, the ideal balance of quality and quantity. Planting density is between 4,444 and 5,556 vines per hectare.

The winemaking cellars are located in the middle of the estate, adjacent to the house, with approximately 1,460 sq m of internal space.

The vat room is equipped with two rows of stainless-steel vats with a total volume of 1,787 hl. There is also a 50hl Francois Freres wood vat and an 18hl foudre, as well as 26 Francois Freres 600l demi-muids.

The barrel ageing cellar and bottle store are located behind the vat room and are semi-underground, facilitating the temperature control.

At the end of the building is a covered harvest reception area, which houses the pneumatic press, and a lower area with several open-top fermenting vats, primarily used for the fermentation of the Pinot Noir.

The estate produces approximately 100,000 bottles per year and distributes them directly to importers and wholesalers in the UK, Europe, the USA, Asia, and Australasia. This highly successful business offers significant potential with several opportunities to increase revenues.

The property is situated in a highly sought-after location, a short drive south of Carcassonne, one of France's most visited tourist destinations and a UNESCO world heritage site.
