Historically, the site was residential terraced housing, which were then mostly demolished by the 1950s and replaced by factory buildings and warehouses that exist today.

More historically, along Princip Street, Berkeley St Joseph delivered Snow Hill Wharf, setting new benchmarks for city centre values at its launch in 2021 and on Price Street (the parallel street) Elevate Property Group recently completed Gunsmith House a scheme of 85 apartments.
This site has the benefit of full, implemented planning consent granted under planning reference 2020/00999/PA as amended by 2023/08217/PA and 2025/02455/PA (pending validation submitted in April 2025).
